In Greece, almost everyone knows someone who rents a villa, a few apartments or a small guesthouse. And almost all of them tell the same story: booking platforms bring the guests, but take a big cut — and the messages never stop.
Hostbrain is our answer to that. It’s an AI booking agent that lives on the host’s own website, talks to guests, and turns questions into confirmed direct bookings.
The problem: platforms are convenient, and expensive
Online booking platforms and other booking systems are great at one thing: bringing you guests. But on every booking, a significant part — up to a fifth of the price — goes to commission.
Direct bookings through your own website keep that margin. The catch is that direct bookings need someone to answer fast. A guest asking “Is the villa free from the 12th to the 19th, and can we bring our dog?” usually asks several places at once — and books whoever replies first. If you’re cleaning, driving or asleep, that’s not you.
What Hostbrain does
Hostbrain sits quietly on the host’s website as a chat. When a guest writes:
- it answers in the guest’s language,
- it knows the property — house rules, amenities, seasonal prices, pet policy,
- it checks real availability and gives an accurate quote for their dates,
- and it sends a secure checkout link right inside the conversation.
On the other side, the host gets one dashboard with a master calendar: bookings closed by the AI alongside those imported from other booking systems.
Built around the fears hosts actually have
When we talked to hosts, the same worries came up again and again. Hostbrain is designed around them.
“What if the AI quotes the wrong price?” It can’t set the final price on its own. The final price is always recalculated at checkout from the host’s own rules — seasonal rates, weekend uplifts, minimum stays.
“What if I get double-booked?” The calendars stay in sync with the platforms. Once a guest pays, those dates are blocked across every channel the property is listed on.
“What if a guest asks something unusual?” The host decides the boundaries. For anything outside them, Hostbrain politely takes the guest’s email and forwards the enquiry, so no message is lost.
“I don’t have time for a technical setup.” It’s a small snippet added to an existing website — WordPress, Wix, Squarespace or a custom site — and most hosts can be live within an afternoon.
The pricing idea: pay only when it works
This is the part I like most. There’s no subscription and no setup fee. Hostbrain charges five percent only when the AI closes a confirmed booking.
If it doesn’t bring a booking, it costs nothing. That keeps us honest: Hostbrain only earns when the host earns, and the host keeps far more of each direct booking than they would through a platform.
Where it fits with everything else I build
Hostbrain is the same idea as the rest of my work, applied to one industry: an AI agent with a narrow, clear job, connected to real information, with sensible limits. I wrote about that approach in AI agents that do real work.
It works alongside other booking systems, not instead of them. The goal isn’t to leave the platforms — it’s to turn the host’s own website into their highest-margin booking channel.
If you rent a property, or know someone who does, take a look at hostbrain.gr — you can try the agent live there.
